Smart Layout Overcomes Tight Lot for Working Couple

More About Us

Thoughtful Design Lets in Light

Situated on a bluff overlooking the marina in Port Hadlock, Washington, a small enclave nestled by the water south of Port Townsend, the dark-gray home and its surroundings are decidedly Pacific Northwest. But pulling it off with an extremely tight lot and a strict budget required Estes’ designers to be thoughtful and creative with the interior layout.

To preserve privacy on the home’s sides, large windows are positioned on the front and rear, including vertically along the front stairway, allowing ample flow-through light. The primary bedroom, living room, dining room, and lower-level office offer sweeping views of the harbor below. A large slider seamlessly connects the kitchen to the amply-sized ground-level deck.

Modern Touches, Cozy Vibes

Both clients work from home, so two offices were a must, and Estes designed one on each level; the first-floor office can convert to a second guest bedroom if needed. Other items on the homeowners’ wishlist included a highly functional laundry room, large island, walk-in pantry, and large walk-in closet for the primary bedroom.

High ceilings, along with the large windows, help the small home live large. Wood flooring, cabinetry, and window frames on the interior combine with a large fireplace to infuse warmth amid the spaces. On the exterior, dark gray vertical siding in a dark gray, black window frames, and a bright orange door bring a modern Northwest vibe.

The home’s cliff-side locale necessitated care when it came to drainage—Estes brought in an engineer and installed a diversion trench in the back yard and create a vegetative setback to protect the integrity of the bluff. Further evidence of the importance of working with a knowledgeable builder and a guaranteed fixed price.
